What I love
 - Seems like a really practical home. Great use of space.
- Built in wardrobes in all rooms
-  Not really a luxury home, but the furnishings are practical and easy to maintain


What I don't love
- It's a bit hotter in Coomera than other places
- A bit far away from the action of Gold Coast and Brisbane
-  no bedroom on the botton floor for those with disabilities, considering the charity, this is a real lapse in judgement.
- A shower on the lower level would have been great considering the inclusion of a pool


This would be a fantastic home or investment property, I would be tending towards the latter due to the location. It's a great community and a great cause.

$160,000. 1 Bed, 1 bath. Perfect as an investment, but there is a live in option so it's included here. There are high up keep costs considering it's usually holiday rental.  Great location and facilities. 


Too many to count. All flooding the market. It's really a buyers market out there with all these fresh choices. Here are my top picks.

$1,675,000. 5 bed, 4 bath, 4 car.  Great sized bedrooms. Sleek design. Great location. Huge kitchen.


Broadbeach Waters Qld 4218
4 bed, 3 bath, 2 car. Perfect for the young family. Stunning and spacious waterfront. Wish I knew the exact location though. 



116/40 Cotlew Street East Southport Qld 4215
$1.250,000. 5 bed, 3 bath, 2 car. Great location. Practical space.  

2 Duringan Street Currumbin Qld 4223
$1,995,000. 4 bed, 4 bath, 7 car. You aren't buying a house here, you are buying a lifestyle. Great for entertainment and chilling. 






14 Palmetto Court Broadbeach Waters Qld 4218
$1695,000. 5 bed, 4 bath, 2 car. A beautiful property renting at A$100,000 a year. Nice. It's really very nicely presented for that purpose. 

Another great investment choice. 3 waterfront units returning 3 units at $1235.00 per week (current return).

While clean, I'm not sure these photos really show this property off as a million dollar property. Could just as well be any house in Nerang. But if it's structurally strong, this wouldn't take much to elevate the value of this home.

This propety has potential, but the furnishings are simily a turn off. I wish there was less greens and blues. 

I took some time studying this picture, what on earth was that bright green line. A hose, that would have taken 30 seconds to move. I love the interior of the house really, nicely furnished, but the exterior is a bit of a let down.

 Garbage bags? Really? In a million dollar ad? And I'm not quite sure what the real estate agent is trying to show with the stranger angles in the pictures. 

But these are minor critiques. The quality of ads seem to have improved over the last couple of weeks :).

Another flood of million dollar properties on the market this week. 



75 Hooker Boulevard Broadbeach Waters
$1,000,000. 4 bed, 3 bath, 2 car. I really like this property, it's simple and practical. The location is great, it's modern and the design just makes sense. 

  $1,150,000. 5 bed. 3 bath. 2 car. Great location close to the hospital and Griffith University. Well presented. And that's just the main house, there is also a guest house! 

152 Port Jackson Boulevard Clear Island Waters
$2,990,000. 5 bed. 6 bath. 4 car. This property would make a Chinese buyer very happy.  Indoor pool. Ensuited rooms. Great location. Easy to look after. 



The purpose of these posts is not to criticize but simple to try to raise the standards. Demanding better for million dollar property ads. 



41 Anembo Street Chevron Island Qld 4217
 It's dark and the ad is a little confusing. I actually think this is a pretty cool deal- buy one live in the other. But I almost didn't click into the ad because it looked like someone had died there. 

32 North Bank Court Helensvale
I really love this area. It's a beautiful place to have a walk and the houses are gorgeous. A bit hotter than the rest of the Gold Coast. This is an otherwise appealing family home, but I question the placement of all these toys everywhere.

This house has large spacious living areas, but for a million dollar home, why is this room so cramped?

What the? My guess is that they used some sort of camera panorama but it didn't work. 


26 Braeside Court Maudsland Qld 4210
It's always a bit scary when there are no internal photos and the property is described as a renovator. 

 
30 Holyrood Rd Maudsland
I took a double take here. What on earth is that? Zoomed in, just rocks. The rest of this ad wasn't flattering. And I'm not sure if it's the lighting or whether the property does in fact look dull and aged with questionnable colour schemes. 


14 Salamander Court Mermaid Waters
I wonder if you picked it up. Questionnanble coloured feature walls with tiny, tiny paintings in each room. Not the fault of the real estate agent, but this combination simply makes all the rooms smaller and less welcoming. 

 85 Whiting Street Labrador
I'm pretty sure there was something the real estate agent could have done to make it clear about what they were selling. I think this is an awesome little buy. It's hard to find 3 titles in one like this.

Wow, budget buys are really drying up on the Gold Coast. 

Unit @ 2753 Gold Coast Highway Broadbeach

$175,000. 1 bed, 1 bath, 1 car. A nice location and decently sized. A really large kitchen and living area for a 1 bedroom place. Will be really close to the light rail when that opens this year. Body corp is on the high side. Also check sinking fund before visiting. 


27/38-46 Petrel Avenue Mermaid Beach

$189,000. 1 bed. 1 bath. 1 car. Again, this one has a high body corp for a one bedder. I'm being sneaky here because internally it's only 46m2, after you include the patio, it meets our criteria. Interiors are only slightly dated- nothing new cupboard doors can't fix. Decent sized and great location for a relaxed lifestyle.

What I don't love
- all of the bedrooms are upstairs
- in the master bedroom, the wardrobe can only be access through bathroom
- it's not really free flowing with separate rooms
- won't be an easy house to look after
- won't suit older people- sleeping areas upstairs
- location is a bit far away from the action- so won't suit busy working couples

That being said, it seems like a lovely family home that you can watch your children grow old in. It will really suit families. Great schools are a bit far away, but it's expected that you will be driving a lot if you live in the hinterland.
Sold for $1,425,000 in November without furnishings.

A flood of million dollar + properties on the market this week. And it doesn't seem fair to compare a property worth 1 million to a property worth 3 or 4 times that amount. So here is my million dollar ++ properties this week.



11 The Sovereign Mile Sovereign Islands

$2,950,000 . 5 bedroom 5 bathrooms. This is a classic mansion inside and out with all your standard inclusions. Not for messy little fingers, but will definitely suit those with a more refined taste.


24 King James Court Sovereign Islands Qld 4216

$4,250,000. 4 bedrooms. The thing with this property is, you need to step back and think. Is this actually a home? Feels like a luxury resort, and it doesn't really feel like a space where I could grow up with my children or grow old in. It's a show home, for those with extra bucks. Look at this, I have this, look at that, yes, I've got that. 

Sovereign Islands Qld 4216

$5,500,000. 5 bedrooms 5 bathrooms. Finally a house that has enough bathrooms! A very interesting design with the indoor pool being framed by the rest of the house. there is also a full sized tennis court and huge bedrooms. 
Too many to go through in the $1-$2 million dollar price range. I'll just list a few of my top picks.

6 Rio Vista Boulevard Broadbeach Waters

This presents as a really practical home in a really central location. Needs a few cosmetic upgrades to feel like a million dollar 3 bedroom home. Fix up the kitchen, a new paint job, and you can easily make a quick profit.  And at this price, it's also a nice owner occupier option for those downsizing. 


144 Rio Vista Boulevard Broadbeach Waters Qld 4218

 Quite a nice choice in terms of property asking price, location and practical living areas. A great outdoor entertaining area, well presented. I'm not a big fan of the kitchen to be honest- the shiny surface is a bit of a turn off, but it's large and spacious. And the 5kw solar system will sure save you in powerbills.

This next one won't have wide ranging appeal, but for musos, this is the way to go. A 5 bedroom house, plus a recording studio/separate home, and artist accommodation. I hope whoever buys this place will enjoy the facilities and not waste the fitout! Unfortunately, I've seen some fantastic properties like this converted into more functional spaces...

4 Ferrymans Court Helensvale

I quite like this property.  3 bedrooms are downstairs- this means that even if you get old (or have elderly parents), this will be quite practical. Waterfront, private cinema, 3 kitchen areas. What's not to love? Rooms are a little on the small side, but there are so many shared living areas, this shouldn't be an issue. 



A little let down with what you can find with a million dollar prize tag? Me too.

Nothing particularly wrong with this property... but for a million dollar property, they could have used some styling. Some furniture, any furniture.



36 First Avenue Broadbeach Qld 4218

Rightly marketed as a property need of redevelopment. I can imagine no one would want to live in a property like this, when they are paying $1 million, and having people deface your property with graffiti. 



7016 Riverview Crescent Sanctuary Cove

Every other picture presented in this ad makes it a stunning home to live in. However, this particular picture make me do a double take. Is that a giant wheely bin parked out the front? No, just the golf buggy, I hope.


456 Marine Parade Biggera Waters

 Another redevelopment opportunity. Everything in this ad screams, I need to be knocked down. But a few minor touches would have made the property more appealing to the eyes. Remove the dated chairs, remove the couch, and remove the curtains. But this is a bit of a bargain with nine rooms that you can rent out now for $2 million, until you get your plans sorted out for redevelopment. So at the very least, make the pictures look like you can rent it out. 



35 Mawarra Street Surfers Paradise

  Yet another redevelopment opportunity. Wow. This is disappointing. So many worn out buildings waiting to be knocked over and given a new lease in life.

WHAT I LOVE
- great access to the beach
- high quality appliances
- there is a private lift for disabled access (not sure how this will cost to maintain and run)
- great view

WHAT I DON'T LOVE
- the property is over 4 levels with the kitchen on the third level.
- a bit compact for a million dollar home
- won't appreciate much, as predicted from past history.

As an investment property, it has some potential. Because you can claim the high cost of maintanence on tax. Maybe if you can get some rezoning, this would make the perfect high class B&B or spa/retreat in an exclusive hood.

I'm not sure if it was the lighting or the colour of the class, but the smudged brown look on the wall inside the show is a turn off for me. One of the rooms, because of the photo angle appears to be no larger than a shoebox.

The whole concept of showing a bed in this room kind of reminds me of 2 broke girls, where one of them is forced to install a bed in the lounge room. I'm not quite sure that was the way to go for a million dollar home.

The decor and fussy picture really annoys me. It's a million dollar home. I would remove all the odds and ends before taking photos. This would be the top flop of the week for me. Odd pictures of road? And tonnes of random pictures. Why would you take a picture of a million dollar property wire fence? And I suspect that the internal photos were taken on a camera phone, they are so blurry it makes me wonder whether it's me or my glasses.
