Positives
- It's all about the location- SO CLOSE to the Gold Coast Hospital, Griffith University
- Really a renters and investors choice
- Ceiling fans, it's a hot suburb afterall
- Built in wardrobes
- A funky pool area (not for everyone's tastes though)
- Small little grass area
- Lovely paved outdoor entertainment area
- Existing plants low maintanence
- Quite practical use of space
- single level house
- freestanding house- no body corp
Negatives
- shame about the driveway. First impressions count and this one is cracked.
- Kitchen also needs a bit of a face lift
- one of the rooms is painted pink- well it was a kids room after all
- Pool fencing may NOT meet current requirements- please check with council before purchase
- a lot of work to do for a house at this price point.

Repayments: approximately $3,433/ month + water/rates approximately $300/month
Personally, I wouldn't pay more than A$530000 for this property as an investment, which will rent great to students, workers and families. I would avoid renting individual rooms out due to council legislation and the high likelihood that common areas will be trashed. For young family this may also make a home at A$520000. Housing prices in this area are likely to slightly increase over the next few years as supply dries and demand increases. But at this asking price, it's a bit high for current market and for investment purposes.
